Welcome to Dormot! These Terms and Conditions govern your use of the Dormot platform and services. By using Dormot, you agree to these Terms, along with our Privacy Policy and Refund Policy.
By accessing or using Dormot, you acknowledge that you have read, understood, and agree to these Terms. If you do not agree, please do not use our Services.
A workspace created on Dormot by a property management company, estate agent, legal firm, developer, or individual landlord for the purpose of managing properties, tenants, residents, or related operations.
The individual(s) designated by the hub to manage roles, permissions, and operations within that hub.
Individuals invited to join a hub as occupants of a property.
Individuals invited by a hub (e.g., property managers, accountants, security staff) to access Dormot for operational purposes.
PropTech platform for property and asset management
Dormot is a PropTech platform for property and asset management, providing:
Setup and integration of hubs and accounts
Tools for managing residents, leases, communications, and service requests
Integration with third-party processors (e.g., Paystack, Flutterwave, Stripe) for invoicing and collections
Messaging (SMS/WhatsApp), additional data storage, AI-driven insights, and compliance tools
Dormot provides the platform infrastructure but does not act as a property manager, landlord, or financial institution.
A one-time setup fee per company/hub, as agreed at sign-up. Non-refundable once setup has commenced.
Charged per hub or unit, billed in advance. Non-refundable once a billing cycle begins.
A mandatory 0.2% fee is applied to all transactions (online and offline).
Each hub includes ₦1,000 free monthly messaging credit. Additional usage is billed automatically.
Each hub includes 1GB storage. Extra storage is available at $10 per GB per month.
Dormot reserves the right to suspend or terminate services for non-payment.
All online payments are processed by independent third-party providers (e.g., Paystack, Flutterwave, Stripe).
Dormot does not hold, transfer, or guarantee funds.
Users must comply with the terms of the relevant payment provider in addition to these Terms.
Dormot is not responsible for failed payments, chargebacks, reversals, or delays caused by third parties or financial institutions.
Account management across multiple property hubs
Each email address is limited to one Dormot account.
Users may join multiple hubs under one account (e.g., tenant in Hub A, manager in Hub B).
Access is assigned per hub; your role in one hub does not affect your role in another.
Your name and email will be visible to hub administrators for identification.
Residents may be invited by property managers/landlords.
Dormot enables communication, service request submission, and invoice viewing/payment.
Dormot is not a party to tenancy or lease agreements. All lease obligations remain between tenant and landlord/property manager.
Disputes regarding tenancy terms, rent, or services must be resolved directly with the property manager/landlord.
Hub employees (property managers, administrators, accountants, security personnel, or other staff) access Dormot under their employer's hub.
Hubs are solely responsible for assigning, managing, and revoking employee roles and permissions.
Dormot is not liable for employee conduct, including misuse of data, operational errors, or unauthorized communications.
Employee activity may be logged for audit and compliance purposes.
Dormot is not liable for fraudulent, unlawful, or negligent acts committed by hubs, their employees, or residents.
Examples include (but are not limited to): false invoicing, misappropriation of funds, impersonation, or unauthorized use of data.
All financial and contractual obligations remain between the hub, its employees, and its residents.
If fraud is suspected, Dormot may suspend the relevant account or hub pending investigation but bears no responsibility for losses.
You must provide correct and current details.
You are responsible for compliance with all applicable laws (including NDPR/GDPR).
You must safeguard login credentials. Dormot is not liable for unauthorized access due to compromised accounts.
• Dormot facilitates property management but does not replace the responsibilities of property managers or landlords.
• Property managers remain responsible for service requests, lease management, and communications.
• Dormot provides payment tools but does not guarantee or enforce tenant/landlord obligations.
Your use of Dormot is subject to our Privacy Policy, which explains how we collect, use, and protect data. Resident and employee data is only visible within their specific hub and never across unrelated organizations.
All software, content, and materials within Dormot are owned by Dormot Technologies Ltd. You are granted a limited, non-transferable license for legitimate property management purposes only.
You may terminate your account at any time. Fees paid are non-refundable.
We may suspend or terminate accounts for non-payment, misuse, fraud, or breach of these Terms.
Dormot provides services "as is" and "as available." We do not guarantee uninterrupted or error-free operation.
To the maximum extent permitted by law, Dormot is not liable for indirect, incidental, or consequential damages.
Dormot is not responsible for disputes, losses, or claims arising from hub operations, employee actions, or resident conduct.
You agree to indemnify and hold harmless Dormot, its directors, and affiliates from any claims, losses, or damages resulting from your use of Dormot, your breach of these Terms, or misconduct by your hub, its employees, or residents.
Dormot may update these Terms periodically. Updates take effect immediately upon posting on our website. Continued use of Dormot indicates acceptance of updated Terms.
These Terms are governed by the laws of the United Kingdom, where Dormot Technologies Ltd is incorporated, without prejudice to applicable local consumer protections (e.g., NDPR in Nigeria).
